James M. Davis
CEO & Founder, Awarded, LLC
An operations executive, consultant, and national speaker on the systems that let property management teams scale without losing control of the fundamentals.
James M. Davis has spent 18 years across residential, affordable, and public-sector portfolios, establishing offices in two new markets along the way. Previously, as Regional Vice President at Bell Properties, he doubled the firm's revenue and doors under management, opened its San Francisco market, and built the team that absorbed the growth. Before Bell, he served as interim COO of a Midwest firm.
He founded Awarded in March 2025 to scale property management firms through government RFPs, proposals, and complex contracts. He also leads half-day sessions with C-suite teams, VPs, and regional directors: org chart redesign, quarterly priority planning, property transitions, and project management system design. He hosts the Awarded Capital podcast, where each episode takes apart a live government RFP: the scope, the scoring, and what it takes to win.
